JRS Labor Warranty

Lifetime Workmanship Warranty

Busy Lot, LLC, d/b/a Johnson Restoration Services ("JRS"), warrants the following to the purchaser and all transferees of the structure according to the terms of transfer herein which products are installed and/or repairs are made for the services that JRS provides. The Work covered by this Warranty includes all Work identified in the JRS field contract, Xactimate proposal, or other contract documents (the "Contract") that may be entered into between JRS and the purchaser, and the terms herein are incorporated into such contract documents.

A. COMPLETE ROOF REPLACEMENTS

Complete roof replacement projects includes removal of all existing roof coverings down to the roof deck and installation of a new roof layer and all attendant accessories unless otherwise specifically excluded in the Contract. This includes removal of the following: asphalt, slate, wood, polymer, and other roof materials; underlayment layers, including bitumen roofing felt, synthetic roofing felt (if necessary), and ice & water shield (where commercially practicable); drip/eave edge flashing; gutter apron flashing; valley flashing; pipe vents; pipe boots; and pipe caps; and includes the installation of the following as specifically defined in the Contract: asphalt, slate, wood, or polymer shingles; underlayment layers, including bitumen roofing felt, synthetic roofing felt, and ice & water shield per the applicable building code; drip/eave edge flashing; gutter apron flashing; valley flashing; pipe vents; pipe boots; and pipe caps; as well as any special accessories noted in the Contract.

JRS warrants the installation of products to be free from defects in workmanship from the date of installation for the life of the structure upon which such products were installed. A workmanship "defect" shall be limited to the installation of any product not in accordance with the manufacturer's specifications at the time of installation OR any other method reasonable under the circumstances and reasonable in the given trade. Any defect or other problem arising from anything not solely caused by JRS's installation is expressly excluded from any claim under this warranty. This warranty does not include any defects in the products, except those caused solely by JRS's defective installation of the products.

B. COMPLETE SIDING REPLACEMENTS

Complete siding installation projects includes the removal of all existing siding material and associated trim pieces or the installation of new siding panels over existing siding panels. This includes the removal and replacement of house wrap and vapor barriers where applicable, and the removal and/or replacement of the following: vinyl, steel, fiber cement, engineered wood, and natural wood siding panels, soffit, trim and other accessories.

JRS warrants the installation of products to be free from defects in workmanship from the date of installation for the life of the structure upon which such products were installed. A workmanship "defect" shall be limited to the installation of any product not in accordance with the manufacturer's specifications at the time of installation OR any other method reasonable under the circumstances and reasonable in the given trade. Any defect or other problem arising from anything not solely caused by JRS's installation is expressly excluded from any claim under this warranty. This warranty does not include any defects in the products, except those caused solely by JRS's defective installation of the products.

C. SEAMLESS GUTTER REPLACEMENTS

Seamless gutter replacement projects includes the removal and replacement of the following: 5" and 6" seamless aluminum and/or galvanized steel gutter systems, custom sized aluminum and/or steel box gutter systems, pre-manufactured inside and outside corner miters, and associated downspouts of similar material.

JRS warrants the installation of products to be free from defects in workmanship from the date of installation for the life of the structure upon which such products were installed. A workmanship "defect" shall be limited to the installation of any product not in accordance with the manufacturer's specifications at the time of installation OR any other method reasonable under the circumstances and reasonable in the given trade. Any defect or other problem arising from anything not solely caused by JRS's installation is expressly excluded from any claim under this warranty. This warranty does not include any defects in the products, except those caused solely by JRS's defective installation of the products.

D. TRANSFERABILITY

This Warranty is fully transferable from purchaser to subsequent bona fide purchasers for value only. Each bona fide purchaser for value, if purchased from one who holds rights under this Warranty, shall be entitled to all remedies included herein.

E. REMEDIES

JRS's repair of any defect shall be the sole and exclusive remedy available to purchaser or transferee of this Warranty with respect to any defective workmanship. JRS will not refund, credit, or pay in any way for any costs, direct or indirect, in connection with repairs made by anyone other than JRS.

F. REQUIREMENTS

JRS's liability to the purchaser or transferee under this Warranty is limited to the following requirements:

• The person or entity claiming under the Warranty must show that it is eligible under this Warranty.
• The eligible person or entity must provide written notice to JRS within 30 days after discovery of any claimed defect. The notice must describe the location and details of the claimed defect, and the basis for determining that such defect is caused by defective workmanship.
• Upon discovery of any claimed defect, the eligible person or entity must made reasonable efforts, at its own expense, to mitigate any damages caused by the defect and to otherwise limit the eventual costs of repairing the defect.

G. EXCLUSIONS

This Warranty does not cover damage or defects resulting from or in any way attributable to neglect, misuse, abuse, repair or alteration by anyone other than JRS, settlement or structural movement, damage from incorrect structure design, acts of God, lack of proper maintenance, and any other cause other than workmanship defects caused solely by JRS's defective installation of the products.

H. LIMITATIONS

This Warranty applies to single-family dwelling units only. Commercial, government, multi-family, and any other property type is specifically excluded from this Warranty, regardless of what other documentation states. Such properties are warrantied under the JRS LIMITED WORKMANSHIP WARRANTY.
